Facility Manager

Facility Manager je odgovoran za efikasno upravljanje i održavanje stambenih i/ili poslovnih zgrada, osiguravajući da su sve aktivnosti vezane za održavanje, bezbednost i administraciju sprovedene u skladu sa zakonskim i propisanim standardima.

Opis posla

Administrativne zadaci:

Vođenje dokumentacije o vlasništvu i upravljanju zgradama.
Organizacija sastanaka sa stanarima/zajednicom vlasnika radi rešavanja problema i donošenja odluka.
Priprema i sprovođenje zakonskih procedura i propisa vezanih za upravljanje zgradama.

Finansijsko upravljanje:

Priprema i praćenje budžeta za održavanje zgrade, uključujući naplatu stambenih zajednica i praćenje troškova.
Redovno i transparentno izveštavanje o stanju na tekućem računu zgrade
Održavanje i tehničke Intervencije:
Koordinacija redovnog održavanja zgrade, uključujući popravke, čišćenje i nadgledanje radova.
Reagovanje na hitne situacije kao što su havarije ili kvarovi u zgradi.
Saradnja sa izvođačima radova i eksternim pružaocima usluga/servisa radi osiguranja kvalitetnih usluga održavanja.

Komunikacija i odnos sa stanarima:

Efikasna komunikacija sa stanarima/zajednicom stanara, slušanje/prikupljanje njihovih zahteva i pružanje rešenja za njihove probleme.
Rešavanje sporova i konflikata među stanarima ili sa trećim stranama.

Bezbednost i zakonitost:

Obezbeđivanje poštovanja bezbednosnih propisa i procedura u zgradi.

Zahtevi pozicije

Poželjno visoka ili viša stručna sprema.
Poželjno je posedovanje licence za Profesionalnog upravnika.
Minimum 2 godine iskustva u upravljanju zgradama ili nekretninama.
Poznavanje zakonskih aspekata vezanih za upravljanje zgradama.
Odlične komunikacione veštine i sposobnost rešavanja problema.
Finansijska pismenost i sposobnost upravljanja budžetima.
Menadžerske veštine i analitičnost.
Znanje engleskog jezika.
Vozačka dozvola.

Job description:

Identification, selection and development of tooling suppliers – world wide
Tracking of relevant market developments for early identification of opportunities and risks
Prepare, execute and follow-up of price and framework contract negotiations as well as processing of the results
Recording the enquiries to the suppliers, deadline monitoring of the submission of offers as well as preparation and evaluation of the offer comparisons
Cost analysis and target costing to optimize purchasing decisions; Implementation of cost reduction strategies
Preparation and updating of statistics
Correspondence with suppliers
Maintenance of master data in SAP
Support in problem solving of escalation issues
Ordering process for tools and dies
Preparation and implementation of global tool sourcing process  

Requirements:

Bachelor’s degree and above in at least one of the following fields: Economics, Engineering and at least 2 years of as buyer ideally in automotive company
Profound knowledge in the area of metal forming and welding processes
Experienced with purchasing strategies for tools and gauges
Independent, loyal, reliable and flexible
Excellent communication and negotiation skills
Organizational skills and high level of numeracy
Highly motivated with a proactive attitude
Ability to problems solve with a structured way of thinking
Technical knowledge
Fluency in English (written and oral)

IAM Role Design Architect

On behalf of an international telecom company and mobile operator, Manpower Serbia is looking for an adequate candidate to fulfill the position: IAM Role Design Architect.

Job description:

– Develop and improve IAM Role and Access rights concepts for relevant systems.

– Drive the integration of authorization concepts of the most important Group and Company Systems (from ERP (SAP) to Billing Systems, CRM, Sales Systems etc.) into the one Identity and Access Management Solution (IBM SVG).
– Moderate and develop the user role design in cooperation with the Business Department and the IT Department: you combine functional requirements towards a system with its technical functionalities. That way, you create a user friendly and compliant design per system.

– Review and improve existing business to system role designs (system specific, prioritized).

– Build up basic knowledge of relevant systems (e.g. MS Active Directory, IBM SVG).

– Establish strong, collaborative relationships with internal business partners, technical experts and Human Resources team (to ideally synchronise jobs with roles) as well as establish yourself within external specific expert networks.

– Develop reporting on “role utilization” which should serve as a base for role evolution and come up with automation proposals for the existing architecture.

Job requirements: 
 
– Process / system understanding

– Experience in handling access rights

– Solid communication skills, ability to moderate between business and technical expertise

– Fluent English, additional any A1-Group language is a benefit

– Experience in multi country/cultural projects and organizations beneficial

– Financial systems background (ERP, Billing) – SAP knowledge is short term advantage to build up your skillset
